Terms & Conditions — Curiouser Colorado

These terms apply to stays booked directly with Curiouser Colorado ("we," "us") at Heron Pond in Broomfield, Colorado and Terra Cottage in Crestone, Colorado. Stays booked through third-party platforms (Airbnb, Vrbo, Booking.com, and others) are also governed by that platform's terms.

Bookings and payment

  • A booking is confirmed once payment is received per the terms shown at checkout.
  • Rates, fees, taxes, and the cancellation policy for your stay are as stated at the time of booking.

Check-in and check-out

  • Check-in: after 4:00 PM. Check-out: before 10:00 AM, unless otherwise agreed in writing.
  • Self check-in details (including keypad codes) are provided before arrival. Codes are for your registered party only — please don't share them.

House rules

  • Maximum occupancy, quiet hours, and pet permissions are as listed for your specific property. Please read them before booking.
  • No parties or events. No smoking inside any property.
  • Pets are allowed only by prior arrangement — every request starts with a conversation.
  • Treat our homes with care. You are responsible for damage beyond normal wear and tear, and we may charge the payment method on file for repair or excessive cleaning.

The character of our properties

  • Terra Cottage is an off-grid Earthship on 5 rural acres. Expect the realities of desert living: dramatic skies, deep quiet, and the occasional mouse, beetle, or spider despite professional pest control.
  • Heron Pond is our family lakeside home. During our residence there, some spaces (such as the office) are private and some amenities are shared.

Liability

To the fullest extent permitted by law, our liability for any claim arising from your stay is limited to the amount you paid for the booking. We are not liable for indirect or consequential losses, or for conditions outside our control (weather, wildlife, power or water interruptions in off-grid settings).

Cancellations

The cancellation policy stated at the time of booking applies. Travel insurance is recommended.

Text Messages - SMS

Curiouser Concierge Alerts: by texting START to +1 (719) 745-2704 or providing your mobile number when booking, you agree to receive texts from Curiouser Colorado. Guests receive transactional stay messages (check-in details, door codes, checkout reminders), typically a few per stay. Authorized team members receive operational updates; frequency varies. Message and data rates may apply. Reply STOP to cancel; reply HELP for help or contact info@curiousercolorado.com.

Governing law

These terms are governed by the laws of the State of Colorado.
